In June 2025, Peakhill Equity Partners closed on a joint venture with The Latigo Group to acquire and develop Hillcrest Apartments, a four-story, 333-unit best-in-class multifamily rental community located at 2150 W Hillcrest Drive in the affluent suburban Los Angeles submarket of Thousand Oaks in Ventura County, California.  The project will feature an abundant amenity package with over 15,000 square feet of indoor amenity space and 70,000 square feet of outdoor amenity space along with 5,700-square feet of retail/restaurant space.

Hillcrest Apartments will create an unrivaled rental living experience in one of Los Angeles’s most prestigious suburbs, with average household incomes of ~$168,000, convenient access to regional employment centers (70% of residents having a commute of less than 30 minutes), and a strong local employment base including a growing biotech hub centered around Amgen’s global headquarters (Fortune 150 company with 5,000+ employees in Thousand Oaks HQ), Anthem Health, Los Robles Health System, and Cal Lutheran University.  Thousand Oaks is one of the area’s most historically supply-constrained submarkets, with less than 500 units (<10% of total inventory) built over the past 20 years.
