Peakhill Equity Partners (“Peakhill”) is an opportunistic equity platform focused on Co-General Partner (“Co-GP”) and Priority Equity investments in ground-up and value-add real estate projects in the United States and Canada.

Through its entrepreneurial structure, flexible balance sheet, development expertise, and strategic relationship with Peakhill Capital (lending arm), Peakhill seeks to identify equity investment opportunities with superior risk-adjusted returns through the capital structure.

Investment Criteria

Peakhill Equity Partners is actively seeking new investment opportunities with strategically-aligned partners in real estate development, redevelopment, and value-add projects in the United States and Canada.

Property Types: Primary focus on rental housing (multifamily, BTR, student housing); other asset classes considered selectively
Geographic Focus: Major MSAs in the United States (generally top 25) and Canada (top 6) and major university markets for student housing
Sponsor Profile: Established developers/operators with product or geographic expertise and strong firm track record
Project Life Cycle: Development or value-add
Targeted Returns: Opportunistic
Investment Structure: Co-GP or Priority/Participating Preferred Equity
Peakhill Investment Size: Up to $15 million
Target Leverage: 55% to 65% of total capitalization, with select higher leverage opportunities considered
Target Detachment Point (Priority/Participating Preferred Equity): Up to 90% of total capitalization
Investment Period: Flexible depending on business plan but generally not a long-term holder
Sponsor Co-Investment: Flexible to create alignment with sponsor
Credit Enhancement: Peakhill can utilize its balance sheet to sign non-recourse guarantees (completion, carry)
